*Up until 31st December 2008, it is only necessary for homeowners to have 'ordered' a HIP before marketing commences. An EPC must, however, be made available before exchange of contracts.
• Index: comprising a list of all documents
contained in a pack, as well as any that are
missing and are to be included later.
• Sale statement.
• Land registry title & plan.
• Energy Performance Certificate (carried out by
a licensed Home Inspector / Energy assessor).
In
addition:
• Local authority searches
• Drainage and water search
• Any additional documents for leasehold/common
hold
properties, (including a copy of the Lease,
service charges and
other additional information).
There are other documents which are optional, such as a Home condition report, Home contents form (fixtures & fittings) and supplementary searches. These (authorised) documents are not compulsory requirements of a Home Information Pack. In addition, there are some properties which are not required to have a HIP.
